Fees, Deposits and Refunds
What you may be asked to pay when you apply for or rent a home, and how deposits are handled.

- $300 for the first pet, $100 for one additional pet. No pet rent.

Paying fees
This website takes no payments. Every fee is paid to the leasing office as part of an application or a lease, and the application and lease documents say what each fee is for and whether and when it can be refunded. If anything is unclear, ask the leasing office before you pay.
The fees listed above are our standard fees, as published on every community page. A community’s lease may set out further charges, such as utilities, parking or storage, and each is stated there before you sign.
Application fees
An application fee covers the cost of screening an application. Whether any part of it can be refunded, and at what point, is stated on the application form.
Security deposits
Security deposits are held and returned as North Carolina’s Tenant Security Deposit Act (General Statutes chapter 42, article 6) requires. Your deposit is kept in a trust account with a bank or savings institution in North Carolina, or secured by a bond, and you are told where it is held. When your tenancy ends we return your deposit, or send an itemized statement of any deductions together with the balance, within 30 days. If the cost of repairing damage cannot be determined in that time, you receive an interim statement within 30 days and a final one within 60 days. Deductions are limited to what the Act permits, such as unpaid rent, damage beyond normal wear and tear, unpaid utilities and the costs the Act allows if a lease is ended early.
Rent and late fees
Rent, the date it is due and any late fee are set out in your lease. Late fees are limited by North Carolina law (General Statutes § 42-46), and we charge no fee the law does not allow.

If you think a charge is wrong, or a deposit has not been returned as it should have been, contact the leasing office first. If that does not resolve it, contact the Parr Investments office.
